Wedgewood Frequently Asked Questions
Dear Wedgewood Homeowner
In view of the enquiries I have received in recent weeks, I thought it beneficial to produce a short mailer which addresses some of those queries. I am, as always, available to answer any questions you may have regarding our wonderful Estate, but I trust this document may assist with some of your concerns.

1) When will the sewage plant be completed?
The Waste Water Treatment Works is 75% complete. Once the project recommences, we envisage the remaining work should be complete in approximately three months.
2) When will the new golf course be complete?
It will take approximately 10 months to complete once the project recommences.
3) What is the decision regarding on the clubhouse and when will it be built?
It is planned that a temporary club house will be constructed on ERF 653. Construction on the main clubhouse will commence once 60% of all erven have been sold and transferred. The temporary clubhouse will provide food and beverage, changing rooms and Pro shop facilities.
4) What is the current status regarding the hotel(s) franchise and when will it be built?
Land has been earmarked for a hotel development, however, no commitments on the construction dates of this facility will be undertaken until there is sufficient progress (in terms of construction) of houses on the estate and a suitable operator has been selected.
5) What is the position regarding the “Wedge” shops and who will be tenants?
At present, land has been earmarked for the Wedge development, however, no commitments on the construction dates of this facility will be undertaken until there is sufficient critical mass on the estate that will ensure the commercial viability of the businesses for those concerned.
6) When will retirement facilities be completed i.e. frail care, nursery and gym etc?
The construction of the facilities associated with the retirement component of the estate will commence once sufficient sales have been secured and properties transferred. The completion of these facilities is envisaged to be two years from start date.
7) In regards to the municipality letters regarding rate valuations on the golf course plots which remain unsold, how is the developer dealing with these?
The developer is paying rates on all unsold erven. These rates are applicable in terms of the requirement to pay property tax and availability charges are levied for the municipal bulk services such as landfills and water purification plants.
8) What is the time-scale for houses to be built on the Estate?
Every owner of a property on the estate has three years to complete their dwelling and this is governed by the date of transfer.
9) What is the timing for retirement village houses?
The construction of the retirement village houses on the estate will commence once sufficient sales have been secured and properties transferred. It is envisaged that a construction time of 12 – 14 months per phase will be required. The entire retirement component of the estate will be completed 48 months after commencement.
10) What are the implications of these delays on the cost of the retirement houses?
It is envisaged that normal inflationary increases will be applicable and the type and style of the houses chosen could have a varying effect on the cost.
11) Is it possible to gain access to the Estate without being accompanied by the Sales Manager?
As a substantial part of the estate is still under construction, and in terms of OHSA regulations, restrictions of “free movement” on the estate are still a requirement. Once all main service construction is complete free movement on the estate will be allowed.
12) What will be the club membership and green fee costs to home owners?
A suitable model is being developed with several membership options available to members and visitors to the golf course. Memberships will be market related and fair, the details of which will be communicated in due course.
13) What security measures will be in place for the Estate?
The Estate will have a 2.4m security fence, which will be electrified at the top. A fibre optic detection system will also be connected to the perimeter fence. Access will be controlled by booms, CCTV and access cards. A compliment of security personnel will be employed to man the gatehouse and monitor the Estate.
14) What will be the levy structure for the course and retirement village houses?
A levy structure will be developed with the express purpose of ensuring that the required operational needs and service costs are covered. There will be different levy structures between the Golf course erven and retirement component due to different costs being applicable to each entity.
15) Will the development of the retirement village be given over to another developer?
It is our intention to undertake this portion of the project ourselves, however, we may consider a Joint Venture with a suitable party.
16) What arrangements will be in place for refuse removal?
A full waste management plan will be in place on the estate. This will include collection of waste from the houses on predetermined days. The sorting of waste for recycling and the removal of the sorted waste from the estate to suitable bulk disposal sites will also be included in the refuse service.
